At the heart of the Designed Landscape lies Penicuik House, our flagship property. Eclectic, quirky and full of authentic character, Penicuik House is overflowing with art and furniture collected over centuries of the family’s grand tours. With its 1,000m2 private courtyard spaces, nestled amongst 12 hectares of parkland, this is a destination like no other.
With 16 en suite bedrooms and the perfect balance of comfort and character, Penicuik House can be exclusively yours for weddings, milestone celebrations, corporate gatherings, away days and retreats, giving guests the service of a boutique hotel with the warmth of a home.
With eleven suites and five en-suite double bedrooms alive with colour, character and warmth, it generously sleeps 32 overnight guests – with further guest accommodation in our beautiful collection of cottages and houses.
Light filled drawing rooms glow with crackling fires, whilst windows frame the ever-changing Scottish skies. A wood-panelled bar invites evening cocktails, whilst the snug offers a retreat for quieter hours and a nearby cinema room slows the pace with afternoon film screenings.

The dining room, laid for long, candlelit dinners that stretch into the night, seats up to 48.
Upstairs, the bedrooms, many arranged as suites, are spacious, restful, and designed to help guests truly switch off.
And for whatever the Scottish weather has in store a fully kitted mudroom stands ready.
Throughout the house, history is stitched into every detail, with the Clerk family’s centuries-deep collection of artworks and heirlooms sitting alongside relaxed contemporary interiors in timeless balance.
Step outside and find Penicuik House unfolding into the landscape. A sunlit courtyard carries the easy charm of an Italian piazza, a rose-bordered lawn invites slow afternoons with drinks in hand, and a sunken garden, with its roaring fire pit, becomes the perfect gathering spot as evening falls.
Every stay is individual. No rules, no fixed schedules, just a thoughtful, ever-evolving offering that can include yoga in the gardens, in-room spa treatments, guided nature walks, or heritage tours led by a member of the family.
For the adventurous, early morning trail runs through the hills, electric bike rides into the Pentlands, or a wild swim in the High Pond are on offer, with warm robes and an outdoor wood burner waiting on return.
